The Preparation Phase of Selling Your Home

Step one, preparation! Let’s get your ducks in a row before you begin the selling process.

There are three important factors to consider during the Preparation Phase. In order to having a successful home sale, you must properly Market, Time and Price your home.​

Marketing

Let’s start with marketing. In today’s real estate environment, the majority of potential buyers will be using the internet and their cell phone to view homes that are for sale (also called listings.). This means, that at a minimum, it is critical for you to do two things.
1) First, ensure that you have quality photos taken of your home. (If you are going to keep your house clean at any point during this process, the perfect time would be for these photos!)

2) Second, make sure that your real estate agent is syndicating your listing to as many online platforms as possible. This means that information about your home should be available where buyer’s might be looking, such as Facebook, Zillow, Realtor.com, Trulia and more.​

Timing

Create a game plan with your WeVett agent for when each listing event takes place, such as what day to list or announce your home for sale, what days your schedule will allow buyers to view your home, when and if to host an open house, and when you will receive and review offers. It is also a good idea to set a date in advance for you to review your listing with your agent if you have not received an acceptable offer within the first two weeks of being on the market. This will give you the opportunity to discuss buyer feedback and adjust your listing strategy.​

Price

The final preparation piece for selling your home is Price. When considering sale’s price, remember that listing at the highest price does not always guarantee you will end up with the most money! Be open to suggestions provided by your real estate agent. As the expert, they are able to analyze current and past data on comparable home sales and utilize their own personal experience selling in the present-day market to offer you the most accurate pricing suggestions possible. Also, keep in mind when browsing home prices yourself, the amount of time on market is as much of an indicator of the current sales environment as the price at which a home sold.
