Long before his first day at the United States Air Force Academy (USAFA), Dylan Moore had his sights set high – somewhere around 30,000 feet to be exact.

“I always wanted to be a pilot. I wanted a career that would allow me to see the world, take on new challenges, and experience the variety and complexity of flying that the Air Force offered.”

The Academy seemed like the best place to turn that ambition into something real. So in 2013, Moore arrived at USAFA ready to work towards a degree, a commission, and ultimately, a seat in the cockpit.

However, he didn’t exactly know what that would look like. “I went in with very few expectations,” he recalls. “I knew it was going to be challenging, and I had done my research.”

Like many incoming cadets, he’d collected as much advice as he could before that first day. But there’s a big difference between hearing about life at USAFA, and actually living it. As he puts it, “I don’t think you can ever completely brace yourself for the actual experience. There are so many new things to learn and react to… Going in (somewhat) prepared without having a rigid expectation of what it would be like helped me stay fluid, take things as they came, and roll with the punches (and the pushups).”

Amid the prep work and the pushups, he found his people. The connections Moore formed during Basic Cadet Training (BCT) would become a central and enduring part of his Academy experience. As he states, they’re still his best friends to this day. “Those relationships motivated me to graduate and continue to motivate me in the (nearly) decade since graduation.”

These aren’t your run-of-the-mill college buddies who send Christmas cards and check in on social media. They’ve continued to grow their friendship long after graduation day, celebrating careers, marriages, children, and moves, and even taking an annual trip together with their families.

This is something Moore has come to appreciate about the larger USAFA community, too.

“Being a USAFA alum creates instant connection as you grow through your Air Force career,” he says. “Every new environment I’ve found myself in, there’s an Academy grad I connect with, whether they’re five years younger or 10 years older.”

And there’s been plenty of new environments. Today, Moore is a KC-46 pilot stationed at McConnell Air Force Base in Kansas, living the aviation career he first envisioned all those years ago. He’s also now a husband and father, which has added an entirely different dimension to his career.

“Having children while also being TDY or deployed four to six-plus months out of the year is difficult,” Moore notes.

It’s a challenge that has reshaped his priorities and further emphasized the importance of having the right people in your corner. He credits the resilience of his wife, along with those same friendships that began at USAFA, with helping him navigate the long stretches away, saying “[It] has always helped me stay focused on prioritizing my family first.”

Nearly a decade after graduation, going back to the Academy for the WeVett tailgate brings back countless memories, but also comes with a lot of perspective. The tasks that once felt tedious look different after stepping into a career, navigating deployments, and leading teams. The hard work pays off.

That’s the message Moore says he would give new USAFA cadets.

“Keep working hard on the task at hand every day,” he says. “The menial tasks may seem unnecessary in the moment, but the problem solving and team leadership skills I developed at USAFA have been used on every project I’ve faced in my career.”

Sometimes, you don’t recognize the waypoint when you’re standing in it. It could look like another rule, another assignment, or yet another round of pushups. But years later, you look back and realize that those seemingly ordinary moments forged the skills you now rely on, the friendships you lean on, and the memories waiting for you when you find your way back to the Hill.

Right now, military families around the globe are celebrating the end of another PCS season. The Household Goods (HHG) shipment has been delivered, essentials unpacked, and the remaining boxes have been pushed into a dark corner where everyone has collectively agreed to ignore them.

For others, August has brought late-summer getaways, back-to-school schedules, and downright disrespectful heat indexes. Perhaps they’ve brought you both at the same time! And although the calendar may read August 2026, next year’s housing budget may already be making its way onto your mental to-do list.

The official 2027 Basic Allowance for Housing (BAH) rates won’t arrive until December, but orders, home searches, and financial decisions can’t always wait. While we can’t predict the exact rates right now, current housing trends can give us a few clues about what may be ahead.

So, bookmark this page, and we’ll update it as soon as the official rates are released. Until then, let’s dive into the BAH questions that brought you here.

In short, the Department of Defense (DoD) typically releases new BAH rates in mid-December, with the updated rates taking effect on January 1 of the following year.

That doesn’t leave much time in between, “Ah, that’s the number,” and “Happy New Year, please report to your new base in three weeks.” If you already know you’ll be navigating a move at the beginning of next year, it doesn’t hurt to start running scenarios ahead of the official BAH announcement.

BAH rates are based on housing costs within individual military housing areas in the U.S. Each year, the DoD collects rental data across 299 of these areas via government surveys, commercial rental databases, online listings, and input from local military housing offices.¹

However, this hasn’t always been the case. The current BAH system is the result of a comprehensive reform that happened in the 90s, designed to better reflect the needs of active-duty service members and their families. We walk through these changes and more in The History and Evolution of BAH.

Instead of a standardized housing stipend, BAH rates consider local rental prices, average utility costs, home type and size, pay grade, and dependency status. Housing supply and local demand also shape the final numbers.

This local focus is an important factor since housing trends rarely experience even climbs or losses nationwide. While home prices climb at one duty station, they could stabilize or fall in another, which is why one national headline doesn’t always signal BAH increases or decreases.

So far, and unsurprisingly, the housing market is giving us mixed signals–especially when it comes to current rental data.

Realtor.com’s 2026 Rental Report found that median asking rental prices across the 50 largest metropolitan areas were 1.5% lower than last year. June marked the 35th consecutive month of year-over-year rent declines in its data.

Then, there’s Zillow’s June 2026 Market Report, which showed typical U.S. rent numbers moving in the other direction, up 2.2% from 2025. Simultaneously, nearly 40% of rental listings on Zillow were offering concessions, suggesting that landlords in many areas are still competing to draw in renters.

Since these reports measure different properties and markets, some disagreement does make sense. But together, they point toward a slower and more uneven rental market when compared to the past decade.

Some areas have added enough housing to slow rent spikes while others are still dealing with tight inventory, growing populations, and/or intense competition, especially for family-sized rentals. For example, the typical rent in Virginia Beach was up 5.5% from the previous year, while numbers in San Antonio were down 1.8%, according to the Zillow report. Two major military hubs, two very different rental markets.

Variations like this make sweeping 2027 BAH predictions impractical. The national average could rise while military housing areas see smaller increases, little movement, or even a decrease.

Last year’s official data illustrates this geographic divide well. Though BAH rose by an average of 4.2% nationwide, there was a wide gap between the biggest BAH increases and decreases in 2026, with Outer Banks, NC getting a 15.75% bump and Austin, TX seeing numbers fall by 6.89%.

Our early outlook for 2027 is a bit like patchwork. We’re expecting modest changes in many areas with larger adjustments concentrated in markets where local housing conditions have experienced more dramatic shifts.

Unfortunately, our crystal ball fell off the truck in our last PCS. But after years in the “biz,” we can tell you which market signals tend to get our attention.

Fast-growing metro areas: When population growth outpaces new builds, competition can push prices higher.

High-demand military communities: A large number of incoming families can create added pressure, especially when everyone is searching for similar homes within the same commute radius.

Areas with housing shortages: Limited inventory, particularly for larger or family-sized homes, can produce price increases even when national trends appear relatively stable.

Markets where rents have recently stabilized: Areas that have added more housing or have experienced a slowing demand may see smaller increases or even decreases in their BAH rates.

Remember, these are just indicators, not concrete guarantees. Since the DoD sets BAH rates based on rental data from each military housing area, conditions can even vary between neighboring communities.

First, nobody panic. A lower published rate doesn’t automatically mean your current housing allowance will disappear on New Year’s Day.

BAH has a rate protection that generally allows service members to continue receiving the higher of two amounts: the new rate published for January 1st or the amount they were eligible to receive on December 31st.

So let’s say you’re stationed in an area where the 2027 BAH rate for your pay grade and dependency status is lower than your 2026 rate. If your duty station and eligibility status stays the same, you’ll most likely be able to keep the higher, protected rate.

Keep in mind, however, that according to the DoD’s BAH primer, rate protection can end after a PCS, a reduction in pay grade, or a change in dependency status.

And again, rates are local. So your protected rate from one duty station won’t move with you to the next. This is why two people with the same rank and dependency status at the same station may receive different BAH rates. One may have a protected rate from a previous year, while the other is receiving the new rate.

Well, having the official 2027 BAH rates would certainly make that decision easier. But unfortunately, the housing market doesn’t always wait patiently while we get our spreadsheets in order.

Between now and December, home prices, mortgage rates, available inventory, and your PCS timeline can, and likely will, all change. But your financial readiness still matters. A BAH increase may help your monthly cash flow, but it likely won’t be so significant that it makes an otherwise out-of-budget home suddenly work.

Accordingly, you don’t need the full 2027 picture to start running numbers. Here’s some resources to help you make the most of your PCS buying power.

WeVett’s free BAH Calculator shows the current official rates for each duty station, pay grade, and dependency status. You can use that figure as your starting point, then test what your budget would look like if the 2027 rate was similar, had a modest increase, or even came in lower.

From there, you can use the Military Mortgage Calculator to help assess your mortgage options. Then, the Military Buy vs. Rent Calculator can help you take your BAH data even further by comparing the longer-term costs for each option. This is especially useful when you know where you’re heading, but still have questions about how long you’ll stay, and what housing decision is best for your long-term financial goals.

Once you run these scenarios, you’ll have a much better foundation for a conversation with a military-specialized lender. At WeVett, our team of seasoned professionals take a look at your orders, income, housing market, and long-term financial goals together. At the end of the day, BAH is an important piece, but it’s not the whole puzzle.

Ready to start your homeownership journey? Reach out to one of our military-specialized lenders.

Calling all military families: it’s finally here! The Department of Defense has officially released 2026 Basic Allowance for Housing (BAH) rates, and for most active duty, there’s a welcomed boost on the way.

The 2026 BAH rates reflect shifting housing markets across the country, with the majority of housing areas seeing increases designed to better match local rental trends. But while some duty stations are seeing significant jumps, others are holding steady, and a small handful will even see slight decreases.

To give a quick snapshot of what’s changed, we’ve compiled a list of the five locations with the highest BAH increases and the five locations with the lowest increases, using the rank of O-3 with dependents as an example.

As always, rates are based on rank, location, and dependent status. So make sure to get clear on your BAH rate with our 2026 Military BAH Calculator before finalizing your budgeting or PCS decisions for the new year.

For active duty, few numbers matter more than Basic Allowance for Housing (BAH). This tax-free housing stipend is available for uniformed service members who choose to live off base at duty stations located within the 50 U.S. states. But this benefit didn’t always exist.

In the post-World War II era, all service members were expected to live on base. While convenient, this setup quickly led to housing shortages. So, the government developed a benefit called Basic Allowance for Quarters (BAQ) to provide a small, standard stipend for off-base housing. There was a big problem, though. Because BAQ didn’t take local housing costs into consideration, many service members in high-cost areas were left to pay steep out-of-pocket housing expenses.

In the 1990s, Congress stepped in to save the day. Their plan involved a complete BAQ overhaul, creating a system based on data markers instead of standard rates. In 1998, their hard work came to fruition with BAH completely replacing BAQ. For all you history enthusiasts, we delve more into the history and evolution of BAH here. But thanks to the modernization of this system, standard housing rates are—well—history, and the amount of BAH a service member receives is now determined by three factors:

1. Pay Grade
Military BAH increases along with your time in service. So, a newly-commissioned officer completing their first year in the military won’t have the same allocation as someone with 20 years of service—even if they’re stationed at the same base.

2. Geographic Location
BAH rates are based on the local rental market rates and average cost of utilities at each duty station. Every person stationed in San Diego is grateful for this.

3. Dependents
BAH is different for single active-duty military and those with a family in tow. Sadly, furchildren and high-maintenance houseplants don’t count as dependents (yet).

Each year, the DoD analyzes data to track closely with the real cost of living at each duty station. In other words, when markets shift, BAH follows. The new rates then go into effect on January 1st every year.

And don’t worry, military personnel serving overseas still have access to housing benefits with some minor changes. Instead of BAH, overseas active duty receive Overseas Housing Allowance, or OHA, which also includes a move-in housing allowance.

Military BAH has come a long way since the early days, and now allows service members to cover about 95% of their housing costs. Additionally, protections like Individual Rate Protection were added to ensure members never receive less BAH than the previous year as long as their duty station and dependency status are the same. Though not perfect, BAH has been instrumental in transforming military housing support from an add-on benefit to a foundational component of financial health and future stability for military families.

As touched on earlier, BAH is based on rental markets, which draws from the assumption that those who use it will be renting at their duty station. But, BAH can also be an invaluable tool to leverage for homeownership—particularly when paired with the VA loan.

For PCS planning, BAH works as your baseline housing budget. So before you start browsing Zillow or asking about neighborhoods in Facebook groups, your expected BAH rate gives you a realistic sense of what’s affordable in that market.

But here’s where BAH really does the heavy lifting: when buying a house, lenders can usually count BAH as qualifying, nontaxable income for VA loans. That means your housing allowance directly affects your debt-to-income ratio, your maximum approved loan amount, and ultimately, the price range of homes you can shop for.

In short, when used strategically (especially at each PCS), BAH doesn’t just cover housing. Instead, it can help set military families up for real wealth. That’s the long game WeVett is building toward: helping families exit the military with a paid for or nearly paid for home.

Why School Districts Matter for Military Families (Even If You Don’t Have Kids)

My name is Evan Kaufman, your VA Loan Educator. Today I want to talk about the importance that school districts can have on home values—even for military families who don’t currently have children in school.

How School Districts Affect Home Values

When you’re purchasing a home, there are many factors that can drive home values. Some of the most common include:

Population growth in the city.

Major employers in the area.

Location relative to those employers.

Proximity to amenities like parks, libraries, and shopping.

Proximity to schools—and importantly, the quality of those schools.

That last factor—schools and school districts—can have a major impact.

Why School Ratings Matter

Now, real estate agents and lenders aren’t supposed to tell you directly whether a school is “good” or “bad.” But you can find that information for yourself through sites like Niche.com, GreatSchools.org, or other school rating platforms.

Generally, higher school ratings correlate with higher home values. So when you’re looking at a home, don’t just consider how close it is to a school—think about the quality of the schools nearby.

Here’s the key:

You may not care about school ratings right now if you don’t have kids.

But a future buyer of your home very well might.

To appeal to the widest audience of potential buyers, it’s smart to consider school ratings now, even if it doesn’t directly affect your family.

Buying Without Kids: What to Consider

If you don’t have kids, you may not need the highest-priced home in the best-rated district. A lower-priced home in a different district could still work well for you.

But you should still ask:

Will this home be attractive to families in the future?

Does the school district rating make the home more or less desirable?

Even if you personally don’t need top-rated schools, remember that resale value is influenced by how future buyers see the property.

Exceptions to the Rule

Now, is this always the case? No.

There are exceptions:

Areas with many private schools — Public school ratings may not matter as much if families choose private education.

Older demographics — In areas where fewer families have kids at home, school ratings may not impact value as heavily.

Unique market demand — Some neighborhoods with lower-rated schools still have very high home values because of location, lifestyle, or other factors.

Also, school districts can change over time. Ratings may improve, sometimes dramatically. Some buyers even speculate by purchasing in an “up-and-coming” district, hoping that rising school ratings will boost home values later.

Key Takeaway for Military Families

Military families often move every few years. Even if you don’t have kids now, it’s important to consider school districts when buying a home.

Why? Because:

It helps protect your resale value.

It ensures your home appeals to a wider pool of future buyers.

It could even position you for long-term appreciation if the district improves.

So as you PCS, keep in mind: school districts matter.

Final Thoughts

We’re heading into a new school year—it’s already August, and schools are starting soon.

I hope this was valuable for you as you think about your next move.

Again, my name is Evan Kaufman, your VA Loan Educator.
Take care!

If you’re in the military, you (and your bank account) are well aware of the Basic Allowance for Housing (BAH) benefit. How much do you really know about the history of BAH though and how it became what it is today?

Surprisingly, BAH didn’t even exist until 1998, when the DoD consolidated several housing allowances for service members into one benefit.

The Basic Allowance for Housing (BAH) is a fundamental benefit for members of the U.S. Armed Forces and the Department of Defense (DoD). This non-taxable allowance is meant to help military personnel afford adequate housing without having to live on base. The history of BAH reflects vast changes in military compensation policies and fluctuating housing costs–two things which dramatically impact enlisted and officers who frequently PCS.

The beginnings of military housing allowances can be traced back to the post-World War II era. In the early years, military housing was more standardized. Service members were expected to live on base.

While this setup was convenient for most, it often led to housing shortages, and as the military grew and diversified, housing all personnel on base became challenging. Recognizing this issue, the government developed housing programs to assist service members who needed to live outside the gates.

Before BAH, a benefit called Basic Allowance for Quarters (BAQ) was in place, providing a small stipend for personnel who lived off base. However, BAQ rates were standardized across the country and did not adjust for local housing costs. As a result, many service members were left covering the difference between the fixed BAQ and their actual rent costs, particularly in high-cost areas.

The intent was to make the military housing allowance system more responsive to the actual cost of living and more competitive with civilian housing standards.

In 1997, Congress mandated a change, and by January 1, 1998, BAQ was replaced with the Basic Allowance for Housing (BAH) program. The new BAH was designed to provide a fair and realistic reflection of housing costs based on geographic location, rank, and whether the service member had dependents.

The BAH computation includes local price data for median local rental housing costs and average utility costs, including electricity, heating fuel, water, and sewer. The DoD links rental housing costs collected with different levels of service members’ regular military pay. The six standard housing profiles are below:

The BAH program was revolutionary in several ways:

Location Variance: BAH rates were no longer standardized. Instead, they were adjusted based on the local housing market in over 300 Military Housing Areas (MHAs). This change made BAH much more responsive to real housing costs faced by Airmen and other service members across the country.

Dependent Rate Variance: BAH rates also began to consider whether a service member had dependents. Those with dependents received a higher rate, recognizing the additional space needed and expenses often associated with housing a family.

Annual Adjustments: BAH rates were set to be adjusted annually, ensuring that they reflected up-to-date housing costs and inflation. A team from the DoD began conducting surveys to track changes in rental prices, utilities, and other housing expenses to keep the rates as accurate as possible.

Originally, the BAH law stated that the housing allowance could cover no more than 80% of local housing costs. However, in 2000, Congress mandated an overhaul of the BAH system to reduce this additional 20% expense to zero, fully covering housing costs by 2005.

The DoD reevaluated this policy in the mid-2010s. To address budget concerns, BAH was modified in 2015 to reintroduce a small out-of-pocket expense. The goal was to keep BAH sustainable without fully burdening military personnel. Today, BAH generally covers 95-97% of housing expenses for service members.

Another large reform was the introduction of Individual Rate Protection. IRP allows members to receive any new published BAH increase, and prevents a member from receiving a lower BAH rate than the previous year, as long as their BAH eligibility status remains the same.

So, what has BAH looked like over the years? It has varied drastically… and so has the cost of living.

The History of Veterans Day in a Few Quick Minutes

The history of Veterans Day traces its roots back to the 11th month, the 11th day, and the 11th hour of 1918. This is when World War I was declared to be over. Shortly after that, Congress enacted a federal holiday called Armistice Day, which celebrated the end of World War I.

From 1939 onward, Armistice Day persisted as a holiday. However, in 1954, veterans began lobbying to broaden its significance. They argued that the day should not only celebrate the end of World War I but honor all veterans. With World War II just ended and the Korean War recently concluded, the scope of the holiday expanded to recognize all veterans.

Thus, in 1954, Armistice Day officially became Veterans Day, thanks to the efforts of President Dwight D. Eisenhower. (As a note, Eisenhower was a Kansan, and I’m a Kansan too!) The date of Veterans Day remained significant, continuing to be observed on November 11 to honor the timing of World War I’s end—the 11th hour of the 11th day of the 11th month. While there may be variations in exact hours due to time zones, the key idea is the symbolic timing.

For a brief period, the date of Veterans Day shifted. In the 1970s, it was celebrated on the fourth Monday of October, but by 1978, the observance was moved back to November 11, where it remains today. If November 11 falls on a weekend, the observance is typically adjusted to the closest weekday—either Monday or Friday.

How is Veterans Day Different from Memorial Day?

Veterans Day celebrates all veterans—those who have served, whether in peacetime or war, and whether alive or deceased. Memorial Day, on the other hand, specifically honors those who died in combat or in service to our country.

So, while Veterans Day is a broader celebration of service, Memorial Day is a solemn remembrance of sacrifice. As a veteran myself, I think it’s important to honor both appropriately—celebrating veterans on Veterans Day and remembering the fallen on Memorial Day.

Summary

Veterans Day has a rich history, beginning with World War I and evolving over time. It started as Armistice Day, was renamed Veterans Day in 1954 by President Eisenhower, and, after some date changes, has been consistently observed on November 11 for the last several decades. The holiday recognizes and celebrates the contributions of all veterans.
